Background of the Study
Eco-friendly housing estates emphasize sustainable living by incorporating energy-efficient designs, use of renewable energy, water conservation technologies, and environmentally friendly construction materials. As climate change and resource scarcity concerns intensify, there has been a global shift toward sustainable housing developments (Adigun & Musa, 2023).
In Jos, Plateau State, eco-friendly housing estates are beginning to emerge, but the market competitiveness of these developments remains unclear. While these estates provide environmental benefits, their market success depends on factors such as affordability, tenant demand, and the perceived value of sustainability (Yusuf & Bello, 2024). This study aims to evaluate the market competitiveness of eco-friendly housing estates in Jos and determine the factors influencing their success.
Statement of the Problem
Despite the benefits of eco-friendly housing estates, the adoption rate in Jos remains slow due to factors such as high construction costs, limited consumer awareness, and affordability challenges. These factors may limit the market competitiveness of these estates, preventing them from reaching their full potential (Okoro & Bello, 2023). This study seeks to analyze the competitive positioning of eco-friendly housing estates in Jos and provide recommendations to improve their market viability.

Scope and Limitations of the Study
This study focuses on eco-friendly housing estates in Jos, Plateau State, between 2015 and 2025. Limitations include challenges in comparing eco-friendly estates to conventional ones and the potential resistance to change among developers and tenants.
